What a landlord actually inspects

Deposits are rarely withheld over the middle of a floor. They are withheld over the inside of an oven, the top of a cabinet and the tracks of a sliding door. That is what this clean is built around.

Inside every appliance

Oven interior, racks and door glass. Fridge and freezer emptied, defrosted if needed, shelves and seals cleaned.

Dishwasher filter, microwave interior, and behind or under anything on wheels.

Inside every cabinet and drawer

Cabinets, drawers, closets and shelving cleaned inside as well as out — including the tops, which is where inspections start.

Drawer runners and cabinet corners where crumbs collect.

Baseboards, frames and switch plates

Baseboards, door frames, skirting, handles, switch plates and outlet covers wiped down throughout.

Scuff marks spot-cleaned from walls where they will come off without damaging paint.

Interior glass, sills, tracks and blinds

Moving dates slip. We schedule around the key handover rather than a fixed slot, and we would rather you tell us late than not at all.

    Bedrooms, bathrooms and the handover date. That is enough for a firm quote — no visit needed for a standard rental.

    Empty the property first

    We clean best on an empty home. Furniture and boxes still in place mean cabinets and floors we cannot reach, and those are the inspected items.

    We clean top to bottom

    A crew works the full checklist in one visit — interiors, detail and floors last, so nothing is walked over after cleaning.

    Photos before you hand the keys over

    The completed record lands with you the same day, ready to send to a landlord, agent or buyer.

Move-out questions we get asked

Will this actually get my deposit back?

No cleaner can promise that — a landlord can deduct for damage, wear or unpaid rent, none of which cleaning touches. What we can do is remove cleanliness as a reason, and give you dated photographs of the condition you left the property in, which is what most disputes come down to.

Do you clean inside the oven and fridge?

Yes, both, on every move-out clean. They are the two most commonly cited items on a move-out inspection, and we do them with plant-based products rather than caustic oven cleaner.

Does the property need to be empty?

It should be. We can work around a few boxes, but furniture in place means cabinets, floors and skirting we physically cannot reach — and those are exactly the inspected items. An occupied property is quoted as a deep clean instead.

Is carpet shampooing included?

Carpets are vacuumed thoroughly as standard. Hot-water extraction is a separate trade with its own equipment — if your lease requires professionally shampooed carpets, tell us and we will quote it separately or point you to someone who does it properly.

How far ahead should I book?

A week is comfortable. End of month is the busiest window in the Twin Cities rental market, so the last two days of the month book out first. We do take short-notice work when we have a crew free.

Do you work with landlords and property managers?

Regularly. If you manage multiple units we will work to your own turnover checklist rather than ours, invoice per unit or monthly, and hold a certificate of insurance on file.
