What a turnover actually includes

Cleanliness is the single biggest driver of short-term rental reviews. This is what we do on every changeover, whether the guest stayed one night or two weeks.

Full guest-ready reset

Kitchen, bathrooms, bedrooms and living space cleaned to arrival standard — not tidied, reset.

Beds made, surfaces cleared, everything returned to its listing-photo position.

Linen change and laundry

Beds stripped and remade with fresh linen, towels swapped and counted.

We can launder on site or bring pre-laundered sets when the window is tight.

Consumables restocked

Toilet roll, kitchen roll, bin liners, soap, dishwasher tablets and coffee, to your par levels.

We flag what is running low so you are not guessing between stays.

Damage and inventory report

Anything broken, missing, stained or left behind is reported the same day, with photos.

That record is what supports an AirCover or damage claim — most hosts lose those for lack of evidence.

Photographed on completion

Every room photographed once finished, sent before your guest checks in.

For remote owners it is the only proof of the state the property was left in.

Plant-based throughout

No chemical smell greeting a guest who has just walked in from the car.

    Walkthrough and checklist

    We visit the property, agree the standard, note where linen and supplies live, and build a checklist specific to your listing.

    Share your booking calendar

    Send us the iCal feed or just the checkout dates. We schedule against your bookings instead of waiting for you to ask.

    We turn it over in the window

    Crew arrives after checkout and finishes before checkin. Back-to-back same-day changeovers are the normal case, not an exception.

    Photo report before arrival

    Completed rooms photographed, supplies flagged, damage reported. You know the property is ready without driving out to check.

Priced per turnover, not per hour

Hourly pricing punishes you for a messy guest. A fixed per-turnover rate means you can set your cleaning fee once and know it covers the job. Linen laundering is quoted separately.

Host questions

What hosts ask before booking us

Can you do a same-day back-to-back turnover?

Yes — that is the standard case. A 10am checkout and 4pm checkin is a workable window for a typical two- to three-bedroom property. Tighter than that and we bring pre-laundered linen so laundry is not on the critical path.

Do you provide the linen, or do I?

Either. Most hosts keep two or three sets at the property and we rotate them. If you would rather not hold stock, we can supply and launder linen for a per-set fee quoted with your turnover rate.

What happens if a guest leaves damage?

We photograph it and send it the same day, before your next guest arrives. That timestamped evidence is what a damage or AirCover claim turns on, and it is the thing hosts most often cannot produce.

How do you handle last-minute bookings?

Send us the iCal feed and we see the booking when you do. For same-day additions we will always try, but a property on a standing schedule gets priority over an ad-hoc request.

Do you cover lake country as well as the metro?

Yes. The Twin Cities metro runs on daily routes. Brainerd Lakes, Alexandria, Stillwater, Red Wing, Duluth and Hudson are scheduled trips, and in peak season we hold standing Saturday changeover blocks in the lake areas.

What should I set my cleaning fee at?

Most hosts set it at or slightly above their turnover cost. Because we price per turnover rather than per hour, your cost does not move when a guest leaves the place rough — which is what makes a fixed cleaning fee safe to advertise.
